The Merchant – Hull

In early 2023, Cobra Fire & Security was appointed by DBG Developments to deliver the complete fire and security system package for The Merchant – a high-spec residential apartment building located in the centre of Hull.

We delivered a fully integrated, multi-system solution, covering:

• Fire Alarm System (Advanced panels with Apollo devices)

• Access Control (Paxton)

• AOV (Automatic Opening Ventilation) System by Ventlux

• Intercom System by Videx

This project showcases our ability to manage complex, multi-discipline installations from design through to commissioning — all delivered in-house.

• Deliver fully compliant life safety and access systems to meet BS 5839, BS 9991, and Building Control approval.

• Coordinate fire, access and intercom works around internal fit-out across multiple floors.

• Ensure seamless integration while maintaining aesthetics and resident convenience.

The building was designed around a stay-put fire strategy, and the fire alarm system was engineered to support this approach. We installed a fully addressable Grade A, Category L5 fire alarm system across the communal areas, with Category L2 coverage in higher-risk locations such as plant rooms and service risers.

Key features included:

• Advanced Electronics control panel with Apollo detectors

• Category L5 detection in corridors, lobbies, and shared areas

• Category L2 coverage in plant rooms, riser cupboards, and service spaces

• Integrated with the Ventlux AOV system for automatic smoke ventilation upon fire detection

• 24/7 monitoring via a third-party alarm receiving centre (ARC), with direct fire brigade response

This configuration ensured full compliance with BS 5839‑1, supported the stay-put evacuation model, and provided a robust early warning and response mechanism without causing unnecessary alarm to residents.

A Ventlux AOV (Automatic Opening Ventilation) system was fitted for the communal stairwells and corridors. This system automatically activates on fire detection, clearing smoke and ensuring compliance with BS 9991.

Proximity fob-based access control was installed at building entry points, enabling secure, resident-only access while maintaining fire escape compliance.

A Videx video intercom system allows residents to see and speak to visitors before granting access. Each apartment was equipped with a handset for door release.
